Lenders will usually charge anywhere from 2-4 points depending on your credit, # of deals done ect (think of it like a resume).

as I understand it, all of the JP courts (assuming Harris county here) are not making a judgement on or serving any notices for evictions, so even if you tried, there would be no procedural movement forward anyways... at least until they resume that function.
