Many times because I rent to blue collar folks they tend to fix or troubleshoot their own problems or have a connection to a reasonable repairman who is usually friends or family.For an out of state investor relying on a PM I don't have any experience.

Tell tenant they are responsible for the unit and they can call the repair man and pay to have them fixed or replace.

We have an agreement that if a repair doesn't exceed $250 then the company doesn't call us first, they just send out the repairman.

In my town, I have one appliance repairman that is set up for warranty repair and he gets paid $35 an hour instead of his usual $65, so warranty repairs are last on his list.

P&B are usually much cheaper to work on (sometimes not if it’s low to ground, poor access, and/or wood rot and termite damage.But, never a need to get scared off, sometimes those are good opportunities if you know a reliable foundation repairman
