My only concern is the short-term rental market, where there’s a slight oversupply, but aside from that, everything else is on solid footing.

Just sayin.. if shoe is on the other foot and your running credit on someone and dont realize its not real ?? 

Before joining this community, I felt like I was never going to have the chance to get my foot in the door of REI.

If anyone has any advice or can point me to a portion of this forum that would help me get my footing, I would greatly appreciate it!

I'm relieved I have a lawyer, he suggested the lien in this situation because they were being uncooperative down to providing us with a recent fully executed copy of the lease with updated contact info for the tenant. 

Hope I haven't shot myself in the foot by giving out the location but I'm thinking you all have bigger fish to fry anyway, lol! 

Then decides who he is going to assign to fulfil those parts- such as the six foot fence, and the security guard company. 6 foot fence rental can be expensive, security guards 24 hours a day can be expensive also, and on top of the contractual requirement, some security guard companies will require two or three guards on your site plus a supervisor visit due to its remote location or fear of the guards of the local bad guys.

Just buy your first rental as a house hack to get your foot in the door and get some operational experience owning/ operating Multi-family.

And I definitely don’t need to get off on the wrong foot with my first rental.

I wanted to introduce myself as I am incredibly anxious to step foot into the incredible world of REI and would love to know if there are any local investors that meet/would like to meet on a semi-regular basis.I currently have a full time job in outside sales in the Arvada area so I do a lot of driving around which enables me to spend a lot of my time listening to podcasts and educating myself but I would love to get to know some players within my local area to really dive deep into the subject and in which I could potentially be of value in the future.
