Investors don't have teeth, the loans that are GSE/FHA/USDA.. are supported by Federal funds intended to help owner occupants. 

One of the most important things to look for is the support during and after the class. 

I love researching good companies with good growth prospects and a long horizon to allow for compounding of value, much like finding a good property in a good area with good long term demographics in a friendly regulatory environment etc to allow for capital appreciation. 

Stay disciplined, track your expenses, and connect with other investors for support and advice. 

While I haven’t invested in Cleveland or Toledo myself, I’ve heard both cities offer interesting opportunities for new investors due to their affordability and rental demand.When deciding between the two, have you considered what kind of tenant base you’d like to attract and how the job markets or local amenities in each city might support that?

You will receive a report as a result of the cost segregation study that supports the breakout between asset classes and new depreciation schedule in the event that you are audited by the IRS.

Up until then I was cheerleading the earlier thought experiments about supporting lean/regular/fat income with ~$1000 / month per paid off SFH, thinking “I could bang that out in 5 years”.

I do have a tenant with a support animal that is allowed and pet rent cannot be charged.
