We use the POA to allow for signing escrow refunds and claim checks.A couple other notes.

@David Lewis I'm regularly looking at multi-family listings on MLS and can only find cash flow in tertiary markets - think Lowell, Fitchburg, Springfield, etc.

And lets say you then rehab it only to find out there is bad title and you make a title claim.. if there is no loan on it your only going to get 50k from title insurance and you will lose the 50k you paid for the assignment and any money you put into rehab.

It seems that to be on Section 8 you need to look for a job on a regular basis.

Best thing to do is avoid the higher DTI debt to income, claim one as investment and use the rents to offset the new purchase. 

Section 8 guarantees part of the rent, which is great for income stability, but the building will have regular inspections to meet Housing Quality Standards (HQS).
