TCPA allows for $500 per violation, and up to triple damages if the calls are made recklessly (usually this means they call again after you expressly told them not to.)

Real estate really isn't liquid, probably better assets to do that with.  1st of all these averages run over 50 years not looking at the last decade, 2nd of all let me be very clear I’m not advocating for taking on reckless amounts of debt I’m actually saying just the opposite, if you can only put down an extremely low down payment, that’s extremely risky right now, I’m saying you need a large down payment to make the numbers and questioning if I’m putting more than 30% down whether I’d just be better in an index fund.
