@Craig Ancier The more uncomfortable you are willing to be the quicker it goes I think.

Being closer to the property will let you respond quicker in emergencies, tenant requests etc. 

I expect Huntsville to surpass Birmingham quicker than the 5-10 year market, given the new jobs keep coming to the area.

So they have to raise less capital and can buy quicker and faster leveraging debt.

Definitely need to educate myself more so I can move quicker when the next deal comes up.

I would love that too, but at least in my market that only means prices will go up quicker again and the numbers still won't work.
