When I look at comps, I check the ones that are currently for sale and recently sold, and try to compare and contrast all of the technical aspects of the property (the ones listed in that article) as well as the fluffier stuff like aesthetics. 

It is from a nationwide reputable bank and I don't think I'm being punked (although these terms are incredible).

And, have pulled their punk card by telling them that they were legally obligated to submit the offer.

I went to see it and aesthetically its in great shape on an good street where these types of properties get snatched up in a week.

I agree on the architect/garage, though if it's a narrow lot with street access only, it's a pretty big challenge to make it very nice aesthetically. 

I been there and The area is generally safe and the downtown area has the makings for a cool hipster area as far as the aesthetics if more investors came in.

Current monocrystalline modules if installer right are aesthetically pleasing and are significantly cheaper as well as much much more efficient.

Go for safety and livability, then work on aesthetics.
