Samy Habib tax sale redemption after 30 days notice barment

i bought property at tax sale auction in Dekalb county Georgia, over 12 months ago, now i am doing barment,  i published ad news paper,  i sent 30 days notices to ex owners and all parties might have interest,  and the property now it empty / unoccupied.my question is: if 30 days notice expired and no body redeemed, can i enter the property and start to fix / repair the property, and rent it??

I'd suggest you define your qualification criteria and publish it in your ad and follow HUD screening best practices from there.

@Monica C.I've invested in a little more than 10 separate syndications with about as many different leads.The one thing I appreciate the most is those asset manager who are willing to send out monthly charts of actual vs pro-forma income and expenses.That's not to say that they are always within budget, because they usually aren't, but they at least show a level of honesty and accountability as well as showing progress.I'm invested in some deals that publish very few KPIs if any at all.

You should consult an attorney or CPA for your specific situation.ANONYMITY: When you create the LLC, your name is recorded on the documents and published on the Secretary of State's website for all to see.

I would double check I suspect HOA liens get removed as well since they are junior to the tax .. over the years we bought literally hundreds if not more than a thousand parcels in CA at tax sale and never once had a lien survive.. the only bummer was we got one over turned when the county missed the statutory publishing date  ( 21 days) by one day and the owner who lost the property brought a civil suit and the judge reversed it.. the entire sale that year could have been reversed over 250 properties but each and every own would have had to bring a civil suit.. then after one year there is NO ability to reverse the sale. and of course we got our money back.. but spent money on attorney.
