-There is previous water leak spotted in chimney siding -Low water flow rate even though water pressure checks good - hot water heater is working but old - windows probably need replacement some don’t stay open and one window can not open at all -new smoke detector needed -ac thermostats works but is miss wired -few small electrical works I am gonna call my agent and discuss possible price reduction or have them fix some of these issues.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

I read a news article that the Vegas utility providers encourage customers to sign up for "smart" thermostats that allow the utility provider to adjust your home's temperature.

Once in awhile I get requests from programmers trying to develop an app or some program for human intelligence, can't be done, while parts of the analysis can be accomplished much easier with technology we don't have artificial intelligence to make objective and subjective determinations.

Something to consider, however is that 1) We have about 350 units in about 13 different properties (so a medium sized business) and 2) My background is a computer programmer/database developer for 18 years, so I have higher expectations than most in any given software.That being said, here is my list:1) Their reporting is very weak.
