having been around this bizz for decades now on the private lending side I will tell you many to most private lenders started in the mom and pop rental bizz tire of it and switch to be the bank.. and right now wih rates up there return would be quite handsome .. but you do need to use caution..

I also invest in other assets such as stocks, and private companies as well.

I would have a house already but that is used as rental and I bought it using private lenders.

Our last deal we engaged a mortgage broker that also brought a Private Equity LP (Limited Partner) to the deal. 

I can probably help you I have done a lot of private deals and I don't pay taxes. 

with private and HML  the deal is done all at once.. 

They would not be offering you a hard money loan (loan based on the hard asset) and instead they are lending to you as a traditional lender with private money.

Another option would be working with private lenders to see if they're open to your idea should you need additional funding. 

From what I’ve heard, private lenders or small groups often jump at projects like this when presented with clear ROI.
