More recent legislation has focused on (1) establishing that wholesaling falls under the brokerage license regulations and is not a property “purchase” but a method of real estate brokering (2) that wholesalers owe sellers everything in terms of real estate board  regulations that “regular” brokers do and (3) that by licensing wholesalers they have attended the prescribed educational requirements and passed the licensing exam to establish a certain minimal level of knowledge and (4) that as new salespersons the licensed wholesaler is “sponsored” by a licensed broker.

In my area it is common to not only require a lease but often to end the lease in May as that is when rental prices spike slightly every year.Better check the tenancy legislation in Maryland first to see if there are prescribed notice periods, to ensure you do try to assert something contradictory in your lease.

The TCPA prohibits autodialed calls or text messages, as well as prerecorded calls, unless made with the prior express consent of the called party, to any telephone number assigned to a cell phone or other mobile device (such as a pager), unless the calls or text messages are: (1) made for emergency purposes; (2) free to the end user and have been exempted by the Commission, subject to conditions prescribed to protect consumer privacy rights; or (3) made solely to collect debts “owed to or guaranteed by the United States.”Consumer Consent.
