A DIY way of starting your investigation is visit the building department and see if they have any records for the property on file.

This is a great place to learn and further investigate investing in real estate.

Even if you have a preliminary approval from zoning, you still need to determine that it works with your specific site constraints. 

Water issues can spiral into a serious of investigations to figure out where it's coming from.
