I think this site may be geared a bit more toward the avid investor, rather that the weekend warrior type of investors with regular, RE carriersOn the other hand, for myself, watching the RE market is enjoyable for me.I have always attended open houses just to be nosey or nerdy, whichever you prefer.

we do have to remember and I know its 10 years ago and many on this site are post GFC investor and know no better.. but were do you think all these deals came from... back in 2010 to 2014  it was not from well performing assets it was from stressed and failed owners.

I flew there and walked the house, looked pretty turnkey rental grade): $1029 GFCI outlets, downspouts and guards, drywall, paint, bathroom vent$4615 (new AC unit since unit was stolen before tenant moved in, didn't file insurance claim because didn't want my premium to go up) $600 (water line, gas line, P trap)$60 lawn mowing$112  thermostat repairMy opinion is that Class C is better for local investors who are on site and know how to do repairs and self manage.

@Drew Sygit Yeah I think what I'm going to do at first is what @Michael Paling recommends and try to manage myself in a multifam that I house hack so at least I'll be on site.

I currently live in Southern Maine and am looking to construct some kind of new project rather getting into rehabbing existing residentialProposed Land Budget 100-200kConstruction Budget: 400kAll in 500-600k.I have found that if I do the site work myself including clearing, septic and digging the foundation is that i can sub contract out either steel or a Lester style building (50x150) for around 300k installed with insulation and power , divided into three 2500 square foot units.
