Hi,I recently transferred the title of a California property from a C-Corp of which I own 100% of the shares to my and my wife's individual names.I was advised that the transfer would not trigger a property tax reassessment based on the fact husband and wife are considered an economic unit and the transfer would not be considered a "change in ownership" since 100% of the property ownership would be transferred from me through the C-Corp to me and my wife.Next thing I know I received a notice of supplemental assessment dating from the title transfer date.Was I incorrectly advised or should I contact the Assessor's Office to plead my case?

Avoid making any decision based on your tenant's age and your perception of what accommodations they might need or you may be guilty of age discrimination or ADA non-compliance.I try to be proactive with this.

The agent if found guilty of violating the code of ethics, could be fined, sanctioned and possibly lose their membership and/or license if referred to the state licensing board.  

Do you have any idea what the penalty would be if they find you guilty of brokering without a license?

We have already had to push back closing a week, so the lender could get more documents from me and plead my case.Two days before closing and I am not sure what to do.

If the tenant were pleading absolute poverty yet DID get their stimulus check, that's an outright lie.

I feel guilty because my progress is so slow.
