Appreciation is great but one should not lean on this as the pillar for any investment.. especially on the residential side of things. 

We found standing water in the crawl space which is concrete pillars/walls but dirt flooring.

In my case, my seller wouldn't accept this, or even meet me halfway  however during due diligence I was able to receive a copy of their last U&O inspection report (Which they failed) luckily the report had very specific items to fix, and when I matched that up with my standard inspection report (Who I did through Pillar to Post in Philly) my inspector had more or less caught and called out all of the things in the U&O report. 

Find out if it just needs some supports, or if its going to need repair on the pillars and etc.

@Ramsey Blankenship I agree, I think that working out/exercise is a pillar of physical and mental health and getting it done in the morning helps me feel accomplished.

As a syndication and private placement investor I do not like sdiras at all.You are subject to UDFI and cannot leverage your investment (unless it is higher interest rate and lower LTV non recourse) which is a pillar in real estate investing.
