SW MN is hard to find Landlord Insurance, all local insurance companies say thy quote you landlord insurance, but they realy quote you general home owners insurance.

I always just explain nicely that it’s my company policy to deliver the required notice and collect the late fee as per the lease every time rent is late, no matter what, sorry no exceptions for anyone as I treat everyone equally and adhere to the lease agreement that we both signed.

Do any of the tenants have Dogs (Breed restrictions are individual to each company).These may not prevent you from getting insurance but they may limit the number of companies willing to insure it.

Boostly is a great company and the founder is a great guy!

He was pay ed to install a AC unit in my home and disappeared  he refuse to answer the phone calls texted massages he stole my money and won't respond 

Sadly, on BiggerPockets, some are quick to label companies as scams without real experience.

When I subsequently asked the tenant over the phone how many cats she had she said four, which is likely half the number she actually has, but is still a lease violation.At this point I feel like it’s pointless to even ask if the cats are neutered (and therefore less likely to spray urine on walls) because clearly she is willing to lie to me and her attitude seems to be that she makes the rules not me or the lease.
