The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

I’ve personally received a plethora of value from the BP podcasts as well as the connections I’ve made through BP.

The challenge was separating business from personal relationship.

I have no personal experience with them but they are the only company I know of that are built more for self managers and small portfolios. 

For example of above, there was a person I know, they bought a house for a rental, the square footage was enough to make a 3rd bed out of a dining room, that would increase the month rent by $400.00 a month if they did that..

Also, would this loan help build my personal credit, or would it only report to business credit bureaus under my LLC?

Fewer still actually show-up to deliver the value in-person. 

I have from time to time spoken with the city administrator, economic developer, & a person at building planning commission.

I contacted the bank and they told me the person needs to go through the regular qualifying process such as income, credit core, employment history, etc.

For me personally, I am hesitant to sell unless it really makes sense.
