While W/D are expensive, it very well may set you apart from your competition and lead to less vacancy.

I dare say most of the properties we acquire have some type of water damage.

Attorneys are very expensive but one generally dares not make a move without consulting one in this litigious state.

Thanks.It brought back my childhood, when friends used to dare, and double dare you to do something you shouldn't be doing...and then called you a "scaredy cat" when you wouldn't.What's the most important thing to remember if you want to win at Poker? 

Are these "diamonds in the rough" that have the potential to turn sizeable short term(rehab and flip)/long term (buy and hold) profits OR money pits waiting to suck the financial life out of all those who dare enter?
