A nice multi family property that you can do some light fixtures on sounds like a perfect strategy for you so you and your wife can have your own unit.

At the end of the day, just be fair and things will hopefully fall into place nicely.

I have yet to have a guest ask for a refill or mention the quality (I tried to pick a nice-looking, not-too-expensive brand).Be careful with the scents -- I had a run of people pulling out and hiding the scents and one or two people complained that they were scent-sensitive in private notes. 

Other parks our size have about the same rent but have water included or basic cable, have rec centers or nice playground / pools, have multiple works on site.

It would be nice to know the opinion of other experienced investors in Japan.

Having a nice spread by the river in Washoe valley would be nice.

We identified it on the MLS with it's low asking price and nice aesthetics.

I think keeping it simple but nice is best.

Because I had already purchased  the house building courses I got a nice  discount  on thw course I wanted. 

But otherwise we have had good luck with them.The nice thing about the re-key Kwiksets is you can easily change out the key AND you dont have to worry about stripping the wood by putting in a and changing out a lock.Plus it takes like 2 seconds to re-key the locks.
