Also consider the fact that we have been seeing rising prices in housing for the last few years many have argued that we are do a correction, (I am neutral on this) and its a mute point if you cash flowing now.

You just don't want to get the reputation that you can't close or can't close on time.So I can advise you with a neutral attitude since I was on both sides.MY ADVICE: Close on time or walk away and move on to the next deal.

Just be careful in Huntly to avoid anything built over the mines.I've bought homes in areas like Puke and surrounding suburbs you may find something cashflow neutral out there as well.Each to his own but I think small town investing is risky.

This is most likely going to be costly not only because I may not have a neutral conductor in the wall switch box, but also I may have a hard time finding replacements for the specific ceiling fan/light single gang combo switch that pair with the fan.

In an attempt to be even more neutral, we only charged them the exact same amount as another tenant of ours who has a dog, in hopes to further show we do not want to discriminate; just want to make sure our home can one day be repaired from potential damage.
