I'm not an attorney, I haven't been hired to litigate damages and go back and fourth trying to prove or disprove who knew what when. 

Hoarding becomes a violation when it presents a fire hazard or other safety issue, attracts pests, or potentially damages the property.

Basically, they are abbreviated inspections that focus on the more expensive liabilities that investors are looking for instead of under-caulked windows and damage to drywall.

However, Peerspace has $100 deductible for qualified damages which is not so great for minor damages, or even some damages that cause around $200-300.

Hi @Rene Hosman -In a nutshell, I find motivated sellers and tenants with damaged credit (or ones without a large enough down payment) and work to put the tenants in the seller's house with an option to buy.

We have an STR in Swannanoa that wasn't damaged and have had several week+ long bookings since the storm (including Army Corps of Engineers, etc). 

Damage to the property?

I will take on all the risk whilst always making sure the property is in a selling condition at all times and professionally cleaned and maintained, and if there's any damages my insurance would cover it.

Clean it up a bit to get most bang for the buck add ons and preventative damage items like water leaks.

I have been in the construction industry, mostly residential renovating, so I know how to spot damages, repairs, and/or things that need to be replaced.
