It is easier to train assistants and staff if you are only doing STR or LTR.

Typically its done for open space or use for community property (ie. fire station location or other county use) and typicaly would assist in increasing tax base.  

My agent also mentioned resources that could be of assistance for that. 

Hiring an architect to assist you costs a few hundreds of EURs and they will check that the property is legal, they will take the right measures (in the end you often buying per m2) and guide you along the process.

Unlike a maintenance tech, a PM or assistant does not generate revenue.
