The bill is still almost $400, despite the weather being very mild.  

The termite remediation treatment is done, but the majority of the sill under the house has some termite damage - mild to moderate damage covering 60% of the sill in the front, sides, and back as well as across a couple of the floor beams. 

If you have already tried other detergents then you need to do a "P-Wash" before using this product as the enzymes cannot get to the urine.

Upon my tenants move in I left a gift basket of basic household items (garbage bags, dishwashing detergent, can opener, etc and school supplies for the kids).

I'd clean it off use a solution that has mild bleach in it.. check the crawl space below and exterior walls, or windows, or any roof leaks that are draining toward that area.. 

Mildew is just from air not circulating or mild moisture problems etc. and can be cleaned up rather easily.

I wouldn't be excited to expend too much energy for the reasons that were stated above.If I was mildly interested, I might go to the county recorders office & run title myself.

Even if they have turned over a new leaf if they hang around or even have mild association with the old crowd they will get sucked in again and start having problems.

We have had mild ambitions to do REI in the past, but last fall there was a REO in our neighborhood that we thought we could flip, so we scrambled to try to put things together but were too late. 

One can make an argument that the coming correction in the next cycle would be mild due to the loan underwriting in the recent years.
