I'm a land broker in southern California, been working on development sites with large, medium and small homebuilders for a long time. 

We plan to rent out the basement on a medium-term basis - we are going to install a full kitchen down there, put a lockable door between upstairs and downstairs, fence off a private section of the yard, and there is already laundry down there, so it will essentially be an up-down duplex with a separate walkout basement entrance.

Some people want cash-flow from day 1, some people want to invest long term, some medium term... all different strategies that would require a custom tailored approach. 

My current cabinets are a medium/dark wood stain. they look great for what they are, but I have seen a lot of people paint them and they look great, but I also didn't know if I should just leave them the way they are. 3.

Previous 18 homes- (Began first investments, first BRRR's 4 years ago)  The homes I have Renovated I renovate to a Very Very nice condition with the intent to have home in a stable position for 10-15 year run with an expected medium reno at 5-8 years in.

We manage all of our own medium-term rentals, but would never do an STR.

In the future, I think both the large house and the ADU have great potential for AirBNB or Medium Term strategies.

Franklin has great schools, low crime, its a small - medium size town, but considered rural.
