I have been following the Real Estate Investing industry for a while and just recently decided to put my focus into it and implement a plan I had in mind for years.So I went down to Puerto Vallarta I put together a team of local realtors, brokers, contractors, property managers and a lawyer. 

I would like to speak with local investors, real estate agents, property managers, lenders, etc. from the area.

I have been on New Western's deal list as well as another bigger local company and everytime I underwrite these deals there is very very minimal left on the bone let alone contingency funds for going over budget on the flip...

Make sure the zoning, local building department/regulations, and neighborhood allow you to put a tiny house on your property and rent it out.If that is not possible, using that money for the next property makes sense.In general, I think increasing housing density will help provide more badly needed housing affordably.To Your Success!

You have some good comments above but I would also suggest to try some local real estate meetup groups.

Accessibility and local knowledge above everything else. 

Unless you use a local professional familiar with the market, who you trust, best way to know a good deal is to study the market.

Go to small local/regional banks NOT national ones.

Unfortunately, every state and every locality has different laws and what works in one location doesn't always work in others, so you have to be very careful about the 'free' advice that is given in online forums.
