If so what favorite paint colors do you all use, should I replace the sink or any fixtures?

When you do ceilings you only have to paper/ plastic the light fixtures and maybe some smoke alarms, you can hang plastic over windows, but the paint is usually dry before it hits them and wipes off easily.

For a first property I’m hoping to avoid a heavy rehab so light cosmetic fixes and likely will be low if any cash flow as it’s mostly an appreciation market.

It provides with several things: -Gives a sense of what will need to be done at a property for turnover-Brings to light any damage by the tenant-Opportunities for CapEx improvement-Gives 4 additional interactions per year with the tenant (which helps a lot in building rapport)We also do a weekly "drive-by" of the properties as well to make sure everything is in place.
