Also find a good lender that is well versed in STR/MTR loans to make sure you qualify for financing (if you need it) and that they can execute the loan smoothly

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.

My fear is the lender calling the loan due because I wouldn't have the cash available to pay it off.I don’t know of many cases where a lender would allow an assumption let alone a “subject to “ situation.
