Also slower than last month in central coastal Florida, like @Anand S., but this is a slower season, with kids back in school and hurricane season still “on.” 

One last thought, have you considered just selling to (or trying to partner with) a developer?

I am the biggest fan of Bigger Pockets, and was so happy to attend BPcon in Cancun last year, and just signed up to attend BPcon in Las Vegas. 

I was searching for a PPR Review within the last year and I think the most current one I could find was from 3 or 4 years ago.

Those 5 have tenants in them currently though.Just because it appreciated a certain value over the last few years is not indication it will appreciate the same in the future.

Prior to my clients' closings (rental properties in 2 states) in the last 6 months, I worked with IPX to prepare for DST investments.

And most recently the last 3-4 years there were a lot of syndication discussions. 

Property taxes creep up, exterior repairs , and a brand new HVAC last year wiped out $11k of reserves.

My last deal was my first off market deal and when I contacted the sellers wife about the deposits she said that that was a given as part of a multi family sale and they’d write me a check at the closing as I requested because money was tight and I didn’t want a credit where I’d have to come up with the funds out of pocket later.
