I think I will take both of these directives and try to find a happy medium.As far as photos and advertising, I'm going to make some tweaks to the ad, and I have many friends who are in film who could hook me up with some better photos, or at least the camera equipment I need to do it myself.I have a showing tomorrow, and in the meantime I'll work on a plan for my next move and will post an update as things progress.Thanks again!

As far as your original seller not being able to qualify for a new loan that should have been thoroughly disclosed and disclosures signed stating that leaving the loan in their name could affect their ability to get a new loan in the future/ affect their DTI.

As far as the tenant goes, it sucks to have to raise rent but its still a business and its likely that if they try to find another place, they will be stuck paying even higher rents than what yours is at if you increase it to 90% of market value.

As far as your concern on the homes, I have no information on this but I offer you this:  I spoke with our CEO and he is very open to me setting up a Zoom, Google Meet, any venue to INCLUDE a trip to our main office in Tampa FL to meet with him and our Team.

You're no better or worse off, as far as a vehicle, than any mutual fund you can buy from Fidelity or Vanguard or anyone else.
