Make sure you set up closing before the last day of your contract so if there are any issues you have time for your Closer to iron them out.

Ironic that you responded though as I’m originally from RI and my sister lives in N Kingston. 

I think it's definitely worth learning about and pursuing if you want more of a "passive" (if you can call it that) income from the business, but it's also one of those things that has some wrinkles to iron out once you get into it.- Closing In-House: It's definitely possible to close in-house (and when the deals are cheap enough, it may be the only economical way to do it), but it also takes quite a bit of time and work to learn how to do it correctly, to make sure the paperwork is prepared correctly, and then to actually execute it.

In my current two cases, one is a wrought iron fence and the other is a newer fence I want to keep. 

And finally, I do still find it somewhat ironic that many highly successful investors want to sincerely help others in their real estate pursuits, yet they'd be the first one to jostle over the next property that comes up for sale.

Not quite the same as real estate but works on a lot of the same principals ironically, and the ROI there would blow your mind (3% a month, so like buying a website for $10k would generate you $300 a month income). 

I have that all ironed out and can speak to it no problem.

Next time draft an iron-clad EMD provision which requires the title company to agree in advance as to an automatic release.Have a look at HUD's contracts.
