We have all seen the "cash for your house", "Quick cash", "I buy all houses, Cash" signs. I live here in Austin and have lately been seeing signs with a twist. They actually say,

"I sell hous...

There's always a debate about how effective they are, but in my experience I've found them to be VERY--especially if you put them up at main, busy intersections.  

Signs bring in a lot of our calls, we do bandit signs at major intersections in town.

Directly across the intersection is Win Dix, Cato and a few others.

There are always trade-offs.As a long term rental, Rent would be high, and rental pool would be limited - but at some price there is a tenant for every property, just depends on where the demand/price line would intersect.

I don't do a lot of work in Houston (assuming this is where your deal is) but if you can tell me what intersection is within a mile or so of the address, I can take a look at what type of geology is in the area to get a better idea of the soil type.

I noticed a large increase in my calls around that number.I have had success puting them around Lowes, Home Depot, Ace Hardware, Gyms, amd high traffic intersections.

They intersect when they pay the rent or need something fixed.Further, when I buy a rental, the goal is to turn a profit.

Then park it near busy intersections in your target neighborhoods, especially on the weekends, and move it around a couple of times during the weekend.

Not only do you need to have the structure formed properly, you need to have someone who understands the tax code and how it intersects with alternative asset investments to guide you as you utilize the program.
