The system is designed this way.For any tax benefit, for instance the STR loophole, you may qualify in one year, not qualify the next year, then qualify again the year after that.

For instance, DSCR loan interest rates are determined by LTV and credit score, functioning much like coordinates on a graph (think X any Y axis).

Of course, you can also combine both and buy, for instance, a four family that is all 2 bed units.  

For instance, in the past the NAR looked at average prices of homes sold with and without realtors and attributed the difference to the use of a realtor.

Then just did what we do either rehabbed sold  or in one instance tore down and built 8 units etc etc..
