@Yadira Gutierrez  Generally you will have LTV and LTC  .. while its possible to get 100% LTV  its not probable if this is your first loan with that lender.Unless the LTV was so small say 20 to 30%  most HML are going to require a cash infusion. 

With new business coming into both East and West Houston and some old business getting cash infusions or facelifts or expansion and new builds going up everywhere... how can a wholesaler providing value?

Hard money is typically easier to acquire as most banks will only provide 75% of the purchase amount for an investment property and 0% of the rehab which will require a large cash infusion in a particular project. 

Many lenders have not gotten new money infusions.
