I use an excel sheet I created that includes the date, REPS category, property, description of activity/activities, the people / tools of the activity and the hours spent on the activity.

I used the funds to acquire real estate that appreciated signficantly.

So if I do a good analysis of the property (including all the costs) and the property generates monthly CF with a DSCR above 1.1, I would be removing a big risk because the numbers add up.

Upgrades included modernizing interiors, updating plumbing and electrical, and enhancing curb appeal.

(Not that I've known what that feels like for a long time...)

I am looking for a more efficient way to keep track of expenses, log receipts (including the actual graphic of the receipt) and seamlessly export expense info for tax time.

I will only get one chance to set my real estate foundation, want to make sure I do it as well as possible without suffering paralysis. 

When it comes to getting loans, which is pretty important for real estate investors, simple "mistakes" can make it so that you either don't qualify or you may qualify but with a higher interest rate or higher loan fees.
