Well it will need to be life changing events like having kids, new job, divorce, taking care family members etc but the rule of thumb is to live there for at least one year then being able to rent it out and converting it into an investment property.

I do not know how the two may overlap and I can only comment on what I've observed in the Philadelphia market, but if the Philadelphia values I've seen in past social media posts and the limited financials available through their filings pertain to REIT owned assets, I can't foresee a scenario where the investors receive anywhere close to the share prices in the event the entire portfolio were liquidated.
