This type of policy has more coverage than a homeowner's policy, such as coverage for the loss of rents if there is damage that leaves it un-rentable. 

I have read books, done online courses from iTunes and would like to learn more by working in a real estate office environment.

They've closed that MH forum, but the archives can still be read.It seems that most MH investors in the past tended to do Lonnie Deals - owner financing rather than renting them out, to avoid maintenance issues. 

You can't beat spending time in both the archive room as well as sitting through a few courtroom hearings.

Once you hear one that seems like it might be a good fit for your circumstances and style, drill down deeper by searching the podcast archives, and forums for more  on that topic.  

I have also given wine, iTunes gift cards (for younger tenants) but none seemed to have been as successful as the one I came up with last year: movie tickets.

Loved what I heard on a "recent" (archived) BP Podcast about using craigslist to find rentals, then approaching the owner about purchasing.

There is a wealth of knowledge in the podcast archives, and I would encourage you to get started by going through them.

@Omar Khan, I believe you...and understand your concerns...As I've mentioned before, if I didn't talk to a real person with real results I would not even consider to talk to any "mentor", but what that girl archived so fast got my attention and I want to explore it..Please don't undermine people just because you've done something that others might not yet.
