You will be performing mortgage fraud by not including them on the list of contractors who worked on the property when the title company asks for the list of contractors.

It is a great market but highly recommend partnering with an agent who knows the market and has experience dealing with investors as location is key.

I highly recommend starting with a basic househack, easy barrier to entry and gives you a crash course in being a landlord who lives on site.

Plenty of STRs that perform just as good as the pool STRs because they have a great design, location, or other fun amenities that have less liability and headache.

Being a real estate professional allows you to treat the income as non-passive, allowing higher high income tax payers to pay less in taxes.

You want to make sure that the developer can perform and that the type of development proposed is needed in the market and that the neighbors don't oppose the project.

But my other unit is less than a mile away with three units and it costs $100 a month for those three.it’s absurdly high.
