Self-certification to see the deal is one thing, but actually taking these dollars into the deal heightens the risk not only for the promoter and the site, but also for the other investors in the deal.

I wonder if any of you insiders can enlighten me if this is still going on or there is no other option other than all cash.On the same note, can anyone explain the logic behind banks wanting only cash (and much less than they had in it) then turning around to fund another property, which more likely end up the same way, with that same money?

I am currently working in the airline industry and I'm totally new to the real estate field and I was talking with a friend who has got me interested so I did some research and came across "bigger pockets" they say it's supposed to help you gain all of the knowledge you need to know about the business, so I'm currently navigating and going to be listening to podcasts to try and enlighten myself on real estate as much as I can.Thanks for reading :)
