I'm reading another experts book and they talk about how Triple Net leases aren't really the greatest to produce income, and in one of Peters videos I just watched he says investors LOVE triplenet leases.

One portfolio gives me cash flow and debt pay down, while the other produces appreciation in addition to the other benefits.  

Theoretically, I would guess an ADU adds value to the property because there is an additional income producing unit. 

They know better than anyone.......Oh, and you can also get some of the better deals when buying those properties, as long as you have a good idea of the potential extent and cost of the repairs and plug that (with a healthy contingency) into your proforma. 

To be worth the effort, it should produce return significantly greater than passive options.  

I just created an income producing asset creating $600/month in positive cash flow with none of my own cash invested.  

And if you're investing in a syndication that typically produces K-1's late in the tax season (such as a GP fund) this can make things very tight and/or cause extra tax bills from having to do estimates extra tax work with your CPA.  

Buying distressed & fixing yourself gives you the full intel on the quality of your product, buying 2 rather than 4 you can pay for better locations, then having reserves gives you a healthy peace of mind.

Fortunately the appreciation has produced outstanding overall returns.  

To your second part of the question: Most multifamily will be tenant occupied, which means they are producing income.
