@Owen Dashner thanks for the kind words, the "grey hair" generation such as yourself has been instrumental in my progress! 

In so many instances, the stuff that is doable is gone and only garbage is left.

I assume there is lots of good stuff there.

However, if you understand the numbers and what you are looking at, you can still run across stuff smashing the MLS stuff.

How do you know where to look for this stuff appropriately without looking like a total newbie? 

I am sure there will be more as I sort through things as a lot of stuff came up and some not so good.There are also a few Xumo TV's which I didn't put in here due to Xumo being a bit of an outlier for streaming.

If this is your first one, don't worry too much about the LLC and liability stuff.

When you are new as an investor, you also don't want to work with a new agent (you).Overall, I think a RE license is good for access (to homes to get reps and to the MLS) and I think the course itself is way more valuable for investors than agents (most just stay in residential and don't need to use all the weird stuff you learn).

I've learned the easiest way to do this is ask the owner to remove everything unnecessary for guest use AND give us permission and the freedom to remove items as we see best.Less stuff in the home, less issues and less work each turnover.
