If you feel the property manager is worth holding on to and grooming maybe having the PM draft the new lease changes, conference with the tenants to ensure full understanding of your terms and this is their last chance before being terminated.

We tried proposing alternate arrangements where the PM would be rewarded for lease renewals and improved operating efficiency, but none were willing to go there and most were not even interested.At this point, we've begun grooming an in-house resource as it appears this will be the only way we can get the type of PM which reflects our values.

Fink has been grooming leadership at his organization to take over the reigns.

You should be proud of the fact that you were able to groom another person into being a successful wholesaler.
