If it were me, I'd be looking for something in that location to offset the negative impact of the casino. 

No negative comments about them at all.

I've looked into roof stock as a possible option but I've heard nothing but negative reviews about them.   

California prices are really unaffordable at the same time the state has consistently had outmigration of native residents for something like a decade and even negative population growth recently whereas Texas has grown substantially. 

Lo and behold, many of said states will require the foreign entity to disclose owners/members and such, negating your desire for secrecy. 

In my area I often come across people who never used credit much and only have 1 small negative thing on their report dragging their score down. 

They originally wanted 360k, but the mortgage would have the property running negative for the foreseeable future until all renovations are done, which I won't do. 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

But don't discount a deal killer as negative when they only work in your best interests.
