. - Definitely not in a spot to have full time people yet and even if I did I would need someone I trusted to manage them which only adds a further cost to things.

In the process of trying to find a property manager right now, but perhaps those will be good spots to find one.

For further background, I’m looking to purchase a spot around 750K, but want to seller finance 100-200k of the price to reduce the need for a large down payment / keep myself liquid for renovation costs. 

Killeen and Harker Heights do have some good spots and various multifamily options.

Jewell, you're spot on about focusing on a property's weakest areas.

Renting by the room doesn't make sense for a lot of people but when you have 4 bedrooms and 4 parking spots it might. 

  $900 seems to be the sweet spot right now and most of those cost 45-55K including fix-up.With all that said, I'm positive I spend money on the properties in ways that most landlords at these price points do not. 

If it were me, I would try to find out who is further down the list and see if I could buy their spot from them.

You’re spot on about both FHA 203k and Fannie Mae HomeStyle loans being great tools for renovation projects.
