Credit score, w2, debt to income are all good - will qualify for conforming products without issue.Who would you recommend?  

Going to visit the property in the next 1-2 weeks -- if all looks good, will submit LOI (already know minimum price Seller needs to be at and it works well within my math/criteria) and put the property under contract.  

Agree that it is goodwill to allow a few days free at the start of an agreement.  

Sadly I have a large collection of REI etc books from my library at home that are going to Goodwill as most are now on-line.

@Amy Ahearn I haven’t done this myself, but have heard good things about going the route of Facebook marketplace, goodwill, second hand stores etc with well design tasteful ikea/purchased pieces.
