I am also looking for rent redi alternatives, I have used rent readi since April and it's been constant problems and lack of response from their support team.

I think if you can nail that down you will be able to find a market easier.As a buy and hold investor some of the things that were important to me when deciding on a market were landlord tenant laws, price to rent ratio, housing demand, ability to build a team, large population 500K plus, multi-family availability and some other factors.take the process step by step and you will be fine. 

Are you from Huntsville / do you have a team down there?

Submitting real offers that you feel confident actually closing on and having a strong sponsor to work with that has a track record will go much further towards you winning deals.In short, you can pursue larger deals right out of the gate if you want to, but generally expect that it'll take you longer to win one and make sure you have the right players on your team so that you're prepared to win them and to close them once you do.

Build your team of players who are already performing the way you want to.

Some lenders have internal teams that do these valuations and use a 3rd party to collect the data.  

One of the biggest factors in successful flips is building a strong team: contractors, agents, lenders, and property managers. 

@Jonathan S. you'll get burned if you buy real estate rentals and do not, "manage your manager".Even the BEST make mistakes and no one can catch every mistake.So, it takes a team effort between a PMC and an owner to make it work:)
