Hello, To all my permit expediters and all other contractors, how do you all go about finding leads for projects? 

It's the burned down home in Pasadena with a stop work order on it due to all the lead based paint and toxic melted plastic that no one wants to take a dispose of. 

In my experience, property management companies often lead to higher vacancies, higher maintenance costs, and lower rental income compared to competent self-managing investors.

I’d discourage this, as it can lead to fair housing issues.

Unfortunately, this is common in the area because people often cut corners legally to save money, leading to more clouded titles than there should be.

If R5 is an option, then I might have some areas I could look into.All of this leads to my two questions:1. any tips/advice on how to best transition between my current primary residence and a new one?

Single family has more stabilized as there is not enough people who can afford homes.The purchaser is two very distinct types of groups who buy MF vs. single family and single family is bought to own and occupy, MF is bought to generate money.

If a form submission is not indicative of lead generation, and a ton of organic leads to my inbox is not an indication how effective lead generation is what is?!

Unless you are an experienced investor like Alan, it often leads to higher costs.
