I got it into contract and then had a huge plumbing failure during the home inspection.

I am a general contractor that specializes in kitchen remodels and high end custom cabinetry, but I'd like to use this project to pivot into more general contracting and property development. 

If you are not familiar with lease applications/procedure/ and contracts, use a realtor to make sure you don't leave anything  out that can come back and burn you.

In fact my last completed purchase (I am under contract now for a different purchase) was huge negative cash flow.  

Since STR “lives” on reviews, being “right” because of the contract the guests signed might be the most expensive “right” you’ve ever experienced.So what’s left for the “wanna be” STR investor in today’s market?  

I feel they committed fraud by telling us it was a cash deal, had $300,000 in funds, & when I saw the contract it stated we were only getting 179,000 on a 190,000 escrow & the SOW estimate came in at $65,000 and they’d only fund $40,000 of that! 

And let’s assume that the requirements are going door to door and convincing “motivated” homeowners to sign a contract with you selling their property below “market” rate.  

This also leads owners to ASSUME simpler is better when it comes to management contracts.
