Typically, the adjustments I see on appraisals for basements are more flat rate adjustments. 10k is usually the number I've seen.What stinks is that there are a couple of model types that have below grade space where the builder, I'm sure, was trying to lower the taxes by having it below grade so the county wouldn't count that space in the assessment.

If you are willing to entertain areas outside Gainesville, you should look into areas like South Fulton, Forest Park ( lots of lower priced inventory) Jonesboro, and College Park to name a few.

It seems now we have a bull market and if it starts going the other way I would like my rental to at least continue to produce monthly cashflow...that's where I'm at now...still researching and seeing my options... $46,800/year in cash flow with $500k is a nice yield at 9.36% ($46,800/$500,000).
