They were always barely with their heads above water so I assumed they would be life long renters.

If someone had a lease before you purchase the property, that lease remains in full effect for you the new owner just as if the property was not sold except that you now must fulfill the requirements of the owner portion of the lease.

It becomes a self fulfilling prophecy of sorts. 

(month to month leases, student housing etc.) which is part of the reason i want to rent to the LLC so the entire lease is covered through the LLC that my wife would run in terms of qualifying for a refinance since they need master leases fulfilled.

After the amount was fulfilled the agreement would be fulfilled?

A predetermined consequence for not fulfilling the terms of a binding contract is a lot different than a "Surprise!

If you are a true cash buyer, to become a "wholesaler's best friend" you will need to be able to balance your need for more information with the wholesaler's need to fulfill his/her commitments under their agreement.
